Features premium shingle tile roofing system with all round generous overhang to protect walls from the elements. Flat, level and firm concrete base. Vaulted and beamed ceiling. Double doors, 3no. full pane style windows. All double glazed, opening, draft sealed and lockable. Front elevation has an attractive overhang canopy. Painted with 2 coats of cuprinol shades wild thyme. To the front is a decked area measuring 15’ x 5’ supported on tannalised bearers resting on the concrete base.

Preserved wood – 2 coats of clear preserver gives deep penetrating protection to outdoor wood. It is specially formulated to protect against rot and decay and also contains water repellents to help resist rain penetration.

Electrics and lighting – Consumer box, 4 double Sockets, Lighting and 2 switches. External cabling 4mm SWA armoured exterior connected to mains, 2.5mm sockets, 1mm lighting. Twin strip Lighting 2X58W or led spot lighting. External PIR sensor.

Flooring – Heavy duty 19mm T&G, 25mm bearers, celotex insulation, 22mm T&G Floorboards, high quality carpeting (Choice of colours) or luxury wood heavy duty vinyl cushion flooring – Comprehensive choice of patterns. Supported by Tannalised ground bearers on prepared concrete slab base.

Internal painting – ivory walls and ceiling 2 coats.

The whole exterior is sealed and protected with firstly two coats of quality clear wood preserver which actively protects against rot, decay, mould and blue staining fungi. Then finished with at least two coats of long lasting cuprinol shades to the colour of your choice. Its special pigments ensure a rich colour and allow the natural texture of the woodgrain to shine through.
